What we do
An E-Befund (electrical inspection report) documents the condition of the electrical installation in your flat. It is asked for when letting or selling, after alterations, or at the request of the Hausverwaltung or the insurer. We check the fuse box, the RCD protection, the cabling, the sockets and the earthing, take the measurements and explain what is sound and what is not.
You get the report as a PDF, usually the same day. If there are defects, you get a fixed price for putting them right at the same time. Whether you give us that job is entirely up to you.

Fixed prices for the work described, including 20 % VAT. If the situation on site turns out to be different, we say so before we start. The call-out is charged once per visit, anywhere in Vienna. Where a range is shown, the grey line says what moves it, and we name the fixed price after we have looked at the job.

What the inspection report contains
Six parts, in this order. The report is the product, not an attachment to the invoice.
Inspection report to ÖVE/ÖNORM E 8101
as a PDF- Installation data
- Address, flat number, year of the installation, meter number, earthing system and date of the inspection.
- Visual inspection
- Consumer unit, cable routing, switches, sockets, terminations and labelling, each with a finding.
- Measured values
- Insulation resistance, loop impedance, trip current and trip time of the RCD, continuity of the protective conductors.
- Defect list by priority
- What has to be put right immediately, what in the medium term and what is only a note. For each item the fixed price of the repair.
- Company data and signature
- Trade licence, company register data and the name of the person who did the inspection, so that the Hausverwaltung and the insurer accept the report.
- As a PDF
- Usually the same day, sent straight to the Hausverwaltung, the buyer or the insurer on request.
Common questions
When do I need an E-Befund?
Typically when letting or selling a flat, after a renovation, when the Hausverwaltung or the insurer asks for one, or when you have just bought an old flat and want to know where you stand.
How long does the inspection take?
About one to two hours for an average flat. You do not have to be there the whole time, but we do need access to every room and to the fuse box.
What happens if defects are found?
The report lists the defects in order of priority. We give you a fixed price to put them right. Once the work is done we issue the report without defects.
Is the report acceptable to the Hausverwaltung?
Yes. The report carries all the details of the installation, the measured values and our company data. On request we send it straight to the Hausverwaltung.
