Tenements from 1870 to 1910 in the Karmeliter, Volkert and Stuwer quarters, post-war buildings around the Augarten, new build with underground car parks in the Nordbahnviertel and the Viertel Zwei.
Leopoldstadt has two faces, a few minutes' walk apart. Around the Karmeliterviertel, Praterstraße and Taborstraße stand tenements from 1870 to 1910, with timber-beam ceilings, old stairwells and flats that are being renovated right now. In the Volkert and Stuwer quarters the same building stock stands in a plainer form, with post-war housing in between. On the Nordbahnhof site a whole quarter has gone up in recent years, with the Viertel Zwei right next to it.
In the old build that means timber-beam ceilings, where cabling is run differently than in concrete, consumer units in the hallway without an RCD, and kitchens on a single circuit. In the Nordbahnviertel, by contrast, it is small jobs in finished flats, a light on a concrete ceiling, a dimmer, a socket on the balcony, and wallboxes in the underground car parks. What is different about a timber-beam ceiling in a tenement?
A timber-beam ceiling holds wooden beams and fill, and you cannot chase into it the way you can into concrete. We run cabling along the beams or in trunking, and say beforehand what each route costs.
The flat in the Nordbahnviertel is new. Do I still need an E-Befund?
With a new build the construction report comes with it, usually from the developer. For letting, many Hausverwaltungen ask for a current report. That is quicker to produce after a handover than in an old build, because every circuit is labelled.
We rent in a renovated tenement. Who pays for the new RCD?
That depends on the tenancy agreement and on the condition at handover. We invoice the person who instructs us, and write the report so that you can submit it to the Hausverwaltung.
