Old town core around Fleischmarkt, Griechengasse and Hafnersteig with medieval and Baroque buildings, palais and tenements of the Ringstraße zone from 1860 to 1890, the Stubenviertel after 1898, commercial buildings in the textile quarter on Franz-Josefs-Kai, six council blocks of 1938 to 1960 with 323 flats.
Innere Stadt has the oldest buildings in Vienna. Of the district's just under 1,600 buildings, 1,168 date from before 1919, close to 800 properties are listed, and since 2001 almost the whole of the first district has lain within the core zone of the UNESCO World Heritage site. Around Fleischmarkt, Griechengasse and Hafnersteig the masonry goes back to the Middle Ages, and the Steyrerhof in Griechengasse has parts from the 13th century. On the Ring stand the palais and residential buildings of 1860 to 1890. In the Stubenviertel stand the buildings that went up around the Postsparkasse after the Franz Joseph Barracks were demolished in 1898, largely to a plan by Otto Wagner, and on Franz-Josefs-Kai the commercial buildings of the textile quarter. Then there are six council blocks (Gemeindebau) from 1938 to 1960 on Fischerstiege, Judengasse, Johannesgasse, Rudolfsplatz and Wollzeile, with 323 flats between them.
People in the first district live with plenty of room, 57 m² per person against a Vienna average of 35, and in 13 of every 100 flats nobody is registered as living there. For our work that means cabling under stucco and behind panelling, where chasing into the wall is not allowed, meter cabinets in the stairwell rather than in the flat, and converted attics above flats whose fuses date from the fifties. Questions from Innere Stadt
Our flat on the Ring is in a listed building. What are you even allowed to touch on the electrics?
Anything that does not touch the protected fabric, and that is most of it. Exactly what is protected is set out in the listing decision, usually the facade and the stairwell, and inside the stucco ceilings, panelling and parquet. We run new cabling in skirting-board trunking, in existing chases or behind the panelling, and we do not break open a stucco ceiling. If work on protected parts were needed, we say so beforehand, because that requires approval from the Bundesdenkmalamt (Federal Monuments Office).
I do not live in Vienna and I let the flat in the first district. How does the appointment work without me?
You give us the job by email or WhatsApp, and we collect the key from the Hausverwaltung, the porter or the tenant. You get photos of the consumer unit before and after the work, the inspection report as a PDF, and the invoice at your address, even if that is abroad.
The attic has just been converted. Is the old house connection enough for it?
Only a measurement at the meter cabinet will tell. The new flat often hangs on a rising main that was never meant for an extra storey with an induction hob, air conditioning and underfloor heating. We check the connected load and the rising main, and file the application with Wiener Netze if an increase is needed.
Our address is in the pedestrian zone. Does that make the call-out more expensive?
No, it costs 69 €, as in every other district. We just need the exact address beforehand, so that we can plan the loading zone and the access time and do not carry the materials halfway down Kärntner Straße.
