Biedermeier, Gründerzeit and twelve council estates

Baroque suburban architecture in Lange Gasse, Biedermeier ensembles such as Lenaugasse, Breitenfeld with its Biedermeier street layout, Gründerzeit tenements with Ringstraße-style decoration from 1865 to 1885, apartment buildings with some Secession-style decoration on Hamerlingplatz, twelve council estates such as the Ludo-Hartmann-Hof and the Maria-Franc-Hof, attic conversions on top of old buildings.

Josefstadt is Vienna's smallest district at a little over one square kilometre, and three in four of its buildings date from before 1919. On Lange Gasse, the house Zur heiligen Dreifaltigkeit, now the Alte Backstube, survives from the baroque suburb that Josefstadt once was, and Lenaugasse, a whole street from the Vormärz before 1848, is protected as an ensemble. In Breitenfeld, between Alser Straße, Florianigasse and Hernalser Gürtel, the streets still follow the layout of the Biedermeier period. Between 1865 and 1885 came the tenements, their façades taking their cue from the Ringstraße with factory-made baroque and Renaissance ornament. On Hamerlingplatz, laid out on the site of the demolished Josefstadt barracks, stand apartment buildings from the early twentieth century, some with Secession-style decoration. On top of that come twelve council estates (Gemeindebau), among them the Ludo-Hartmann-Hof on Albertgasse from the twenties and the post-war buildings in Pfeilgasse and Kochgasse and on Albertplatz.

Inside the flats that means consumer units in the hallway that several generations have worked on, often still with screw-in fuses and no RCD, ceiling points set in stucco in rooms more than three metres high, and kitchen cabling from the days before the dishwasher and the induction hob. Right at the top are the new attic flats on the Gründerzeit buildings, where usually all that is missing is lights, a dimmer or an extra socket. Half the flats in the eighth are let privately, so we clear any work on the rising main with the Hausverwaltung before the appointment. Between the Gürtel and the Zweierlinie the call-out costs what it costs everywhere in Vienna, 69 € once per visit.

Questions from Josefstadt

Our building is in the Josefstadt protection zone. Are you allowed to run cables in the flat?

Yes. The protection zone (Schutzzone) under the Vienna building code protects the outward appearance of the buildings and the streetscape, not the electrical installation in your flat. With stucco ceilings and old parquet we choose the cable route so that as little as possible has to be opened up, and talk it through with you beforehand. If the building is also listed, we check with the Hausverwaltung in advance what is allowed there.

We live in the Ludo-Hartmann-Hof. Who do we have to ask?

For sockets, switches, lights or an E-Befund inside the flat, nobody. Your instruction is enough. If the work touches the meter cabinet on the landing or the rising main, we get consent from Wiener Wohnen before the appointment, and that applies to all twelve council estates in the eighth.

The rooms are over three metres high. Does the list price for mounting a light still apply?

The list price covers mounting up to a ceiling height of three metres. In the Gründerzeit rooms of Josefstadt the ceiling is often higher, so we bring the long ladder and tell you on the phone what the mounting costs before we set off.

Our attic flat in Josefstadt has just been handed over. What is left for an electrician to do?

Usually whatever was still missing at handover, such as lights on the sloping ceiling, a dimmer in the living room or a socket on the terrace. The construction report comes from the developer. If you let the flat later, we produce a current inspection report to ÖVE/ÖNORM E 8101.
