Tenements on the Wienzeile, Gemeindebau in Mollardgasse
Gründerzeit tenements in unbroken blocks, 953 buildings from before 1919, Biedermeier houses with passages through to the next street between Mariahilfer Straße and Gumpendorfer Straße, Art Nouveau on the Linke Wienzeile, just under 40 small council blocks, most of them from the fifties to the eighties, including ones in Mollardgasse, Kaunitzgasse and Gumpendorfer Straße, plus the Rudolf-Hundstorfer-Hof in Stumpergasse, completed in 2025.
At 1.5 km², Mariahilf is Vienna's second-smallest district, and it is more than four times as densely populated as the city average. Of its roughly 1,470 buildings, 953 date from before 1919, just under two thirds. These are the Gründerzeit tenements that stand in unbroken blocks along Gumpendorfer Straße, around the Esterházypark and by the Naschmarkt. In between stand lower houses from the Biedermeier period, many of them with a passage through to the next street, like the Raimundhof, which links Mariahilfer Straße with Windmühlgasse. On the Linke Wienzeile, Art Nouveau joins them, with Otto Wagner's houses of 1899. Between the Wienzeile and Mariahilfer Straße, the Fillgraderstiege, a listed stairway, climbs from Fillgradergasse up to Theobaldgasse. The sixth has fewer than 40 council buildings (Gemeindebau), most of them with 15 to 85 flats and slotted one at a time into an existing street front after 1945, from the Einsteinhof in Mollardgasse, built between 1949 and 1952, to the Rudolf-Hundstorfer-Hof in Stumpergasse, completed in 2025. The Leuthner-Hof at Mollardgasse 89, built in 1931, is the only one dating from the First Republic.
In the Gründerzeit flats between the Wienzeile and Mariahilfer Straße we usually find a consumer unit in the hallway with screw-in fuses and no RCD, timber-beam ceilings, and a kitchen that has hung on a single circuit since the building went up. In the post-war buildings in Kaunitzgasse and Mollardgasse, the installation from the fifties is often still the original one, with few circuits and not every socket earthed. Around 810 buildings in the district are on gas and only about 60 on district heating, which Wien Energie has been extending around Gumpendorfer Straße since 2025. Where a gas boiler makes way for an electric appliance in the switchover, the consumer unit has to be upgraded first. In the sixth, everything on the list costs the list price. We charge the call-out, 69 €, once per visit, even for two flats in the same building.

Questions from Mariahilf
Our building on the Linke Wienzeile is listed. Can you run any cabling there at all?
Yes. Inside the flat, listed status changes nothing about a socket, a breaker or an RCD. Any visible cabling on the facade, in the stairwell or on a stucco ceiling we agree beforehand with the Hausverwaltung and the Bundesdenkmalamt, the federal heritage authority, and we find the route that touches nothing protected.
We live in the Einsteinhof. Who approves the work?
For everything behind your front door, whether a socket, a cooker connection or an E-Befund, the decision is yours alone. The Einsteinhof, with its entrances in Mollardgasse and Grabnergasse, belongs to Wiener Wohnen, so for the rising main and the meter cabinet in the corridor we get their consent first.
Our tenement in Gumpendorf still heats with gas. What changes in the electrics when district heating arrives?
Little for the flat itself, because the connection goes into the building. It is different if a flat switches to electric water heating before then. An instantaneous water heater needs its own three-phase cable and space in the consumer unit, which an old Gründerzeit fuse box with screw-in fuses does not have. We measure the house connection and name the fixed price before you buy the appliance.
A room in the loft conversion is becoming a home office. Is the wiring up to it?
In a loft conversion usually yes, because the installation there is recent and every room has its own breaker. In the old-build flats below, several rooms often share one circuit. We count the circuits in the consumer unit, tell you what it can take, and fit extra sockets at the price from the list.
