Freihausviertel, Elisabethviertel and the Südtiroler Hof
Gründerzeit tenements in the Freihausviertel and the Elisabethviertel, Jugendstil buildings from after 1900, palais on Argentinierstraße and Prinz-Eugen-Straße, the Südtiroler Hof on the Wiedner Gürtel (1928, Wieden's first Gemeindebau), small post-war Gemeindebau blocks around Rainergasse, Kolschitzkygasse and Schelleingasse, the Bertha-von-Suttner-Hof on Favoritenstraße.
At 1.8 km², Wieden is one of Vienna's smallest districts, and its buildings are old. Of roughly 1,500 buildings, about 940 date from before 1919, almost two thirds. Gründerzeit tenements shape the Freihausviertel around Schleifmühlgasse and the Elisabethviertel around St.-Elisabeth-Platz. Along Argentinierstraße there are also palais built between 1866 and 1895, and on Prinz-Eugen-Straße palais of the same kind now house the Turkish and Romanian embassies, among others. In the Second World War, 21 per cent of Wieden's buildings were destroyed outright. Between 1949 and 1965 the city built more than fifteen small Gemeindebau blocks, each with between 11 and 105 flats, and on Favoritenstraße the Bertha-von-Suttner-Hof, with around 360 flats, went up on the site of the Wieden hospital, which was pulled down in 1956.
In the tenements, the age of the installation decides the work. The consumer unit is often still in the hallway, with screw-in fuses and no RCD, and in a bel étage with ceilings over three metres high even a ceiling light becomes a job for a long ladder. In the small post-war Gemeindebau blocks in Schelleingasse, Rainergasse and Kolschitzkygasse it is mostly cookers, sockets and the inspection report for the flat, and before any work on the rising main we get clearance from Wiener Wohnen. Questions from Wieden
Our flat on Argentinierstraße has ceilings a good three and a half metres high. Does the list price for a ceiling light still apply?
The list price covers fitting at ceiling heights of up to three metres. If the ceiling is higher, as in many a bel étage in Wieden's tenements, we need a taller ladder or a second person. We sort that out on the phone and name the surcharge up front, not on the invoice afterwards.
The flat is in the Südtiroler Hof. Who do I have to ask before you come?
Nobody, for anything inside your flat in the Südtiroler Hof. An inspection report, a new socket or connecting the cooker you book with us directly. The rising main and the meter cabinet in the corridor belong to the building, though, so for those we get consent from Wiener Wohnen before the appointment, just as in the small post-war blocks in Rainergasse.
I let a small flat to students near TU Wien. Do I need a new report every time the tenants change?
Not necessarily, even though tenants near TU Wien often move on after a few semesters. The Hausverwaltung and the insurer usually want to see a report made after the last change to the installation, and if nothing has been done to the electrics between one tenant moving out and the next moving in, the existing one is often enough. For a small flat up to 50 m² the list price applies, and you get the inspection report as a PDF for the next tenancy agreement.
Our building in the Freihausviertel is being fully refurbished at the moment. Can you rewire just our flat?
Yes. A single flat can be completely rewired even if the rest of the building stays as it is, provided the supply cable and the meter board can take it. We check that at the site visit, and the fixed price per square metre is in the quote before the first chase is cut.
