Gründerzeit grid along Klosterneuburger Straße, Jägerstraße, Wallensteinstraße and Engerthstraße, grand apartment houses of around 1900 in the protected zone between the Augarten and Wallensteinplatz, Red Vienna estates such as the Winarskyhof, the Otto-Haas-Hof, the Janecek-Hof and Friedrich-Engels-Platz, the Otto-Gratzl-Hof from the fifties, new blocks of flats on the Handelskai around the Millennium Tower.
Brigittenau lies between the Danube Canal and the Danube and has been a district in its own right since 1900, formed from the original Brigittenau and the northern part of the old village of Zwischenbrücken, which lies in the east beyond the elevated Nordbahn line. Much of the district stands on land that was only gained through the regulation of the Danube, finished in 1875, and was built up on a grid after that. Gründerzeit tenements still line Klosterneuburger Straße, Jägerstraße, Wallensteinstraße and Engerthstraße, and between the Augarten and Wallensteinplatz stand the grand apartment houses of around 1900, which together with Brigittaplatz form the core of the district's protected zone (Schutzzone). In the twenties and thirties came the estates of Red Vienna. The Winarskyhof on Stromstraße was planned at the same time as the Otto-Haas-Hof next to it, the Janecek-Hof stands on Engerthstraße, and the estate on Friedrich-Engels-Platz was finished in 1933 with almost 1,500 flats. After the war the Otto-Gratzl-Hof went up between Engerthstraße, Stromstraße and Vorgartenstraße, and on the Handelskai the Millennium Tower has stood since 1999, with new blocks of rented flats added around it.
In the tenements between the Hannovermarkt and Brigittaplatz we find consumer units with screw-in fuses in the hallway, timber-beam ceilings, and flats knocked together from two room-and-kitchen units, where the kitchen is still on the same circuit as the room next to it. The flats on Friedrich-Engels-Platz were planned with a kitchen, living room and balcony on 45 m², and anyone running a fridge, a dishwasher and a microwave side by side there today usually needs more sockets than Rudolf Perco's plan allowed for. In the Otto-Gratzl-Hof, built in the fifties, we check before every new socket whether the old cable carries an earth. We live in a council flat on Friedrich-Engels-Platz. Whose consent do we need before you work in the flat?
For replacing sockets and switches, a new ceiling light, the cooker connection or the E-Befund, your own instruction is enough, as all of that stays inside your flat. If the work on Friedrich-Engels-Platz goes beyond your front door, to the rising main or the meter position in the stairwell, we clear it with Wiener Wohnen first and only come once they have given the go-ahead.
Our building on Wallensteinplatz is in the protected zone. Does that change anything about the electrics?
Hardly anything inside. The protected zone around Wallensteinplatz covers the outward appearance of the houses from around 1900, and behind your front door we renew the installation as in any other tenement in Brigittenau. If the work reaches the facade or the entrance, say a light above the door or the doorbell panel, we check with the Hausverwaltung what the protected zone allows there.
The attic of our tenement on Jägerstraße has been converted. Is the old house connection enough?
We measure that at the meter and on the rising main before anyone orders a kitchen. With attic conversions in Brigittenau the old connection is often enough for the flats below, but not for two new units, each with an induction hob and an air conditioner. If the supply cable has to be upgraded, that goes through Wiener Netze and the Hausverwaltung, and we write down what is needed for it.
The flat is in a new build on the Handelskai. Is it worth calling you for a single light?
Yes. A light on the concrete ceiling in one of the new blocks by Millennium City is a job like any other for us. You pay the line from the price list and the call-out once, 69 €. The list price covers mounting at a ceiling height of up to 3 m, connection and a function test.
