Döblinger Hauptstraße, the Karl-Marx-Hof and the villas of the Hohe Warte

Tenements from around 1900 on Döblinger Hauptstraße and lower Sieveringer Straße, Biedermeier suburban houses, villas in the Döbling Cottageviertel and on the Hohe Warte, council estates such as the Karl-Marx-Hof in Heiligenstadt and the Dittes-Hof at the southern end of Heiligenstädter Straße, fifties and sixties estates on Grinzinger Straße and Krottenbachstraße, old village centres in Grinzing, Sievering, Neustift am Walde and Salmannsdorf, subsidised new build on Muthgasse with move-in planned for 2027.

Döbling grew together from ten once independent villages, from Unter- and Oberdöbling out to Kahlenbergerdorf, and hardly two of them are built alike. Along Döblinger Hauptstraße stand mostly tenements from around 1900 to 1910, with lower suburban houses from the time of Joseph II and the Biedermeier period in between, some of them built around 1840. At Hasenauerstraße, which here divides Döbling from Währing, the Döbling part of the Cottageviertel begins, with villas built from the 1870s onwards, and on the Hohe Warte stand the houses Josef Hoffmann designed for Steinfeldgasse between 1900 and 1911. The old wine villages in the valleys of the streams that run down from the Vienna Woods, Grinzing, Sievering, Neustift am Walde and Salmannsdorf, have kept their village centres, and the central parts of Grinzing, Sievering and Neustift are protection zones (Schutzzonen). Down in Heiligenstadt stands the Karl-Marx-Hof, built between 1927 and 1930, with a frontage of almost 1,200 metres and 1,272 flats today.

Döbling's reputation as a villa district hides the fact that the largest group of its buildings dates from 1945 to 1980, such as the estate at Krottenbachstraße 106 with its 24 four-storey blocks or the Anton-Proksch-Hof on Grinzinger Straße, and that a quarter of the people here live in council housing (Gemeindebau) or other public housing. For us these are three different places to work. In a tenement on the Hauptstraße we find a consumer unit from the days before RCDs and cabling that has been extended over decades. In a villa in the Cottageviertel it is a house connection and a meter cabinet in the cellar that often nobody has opened for years. In a sixties estate it is a flat with too few sockets. The list price is the same everywhere between the Gürtel and the Kahlenberg, in Grinzing as in Heiligenstadt, and we charge the call-out of 69 € once per visit.

What do you check in the E-Befund for a villa in the Cottageviertel whose meter cabinet is still in the cellar?

We start in the cellar with the house connection, the meter position and the main consumer unit, then measure every circuit, including the garage, the garden and any outbuildings. In a villa that has been altered over several generations, one floor may have an RCD and the next none, and in the old parts the earth is sometimes missing. You get the inspection report as a PDF, and we split what needs doing on the villa into stages, each with its own fixed price.

Can we give you the job directly for our flat in the Karl-Marx-Hof?

For everything inside your flat, yes, so sockets, switches, lights, the cooker connection or an E-Befund. As soon as it involves the rising main, the meter position or a cable to the outside, it needs consent from Wiener Wohnen, and we obtain that together with you before the appointment.

Does the protection zone around Grinzing's old village centre change anything about the electrical work in our house?

The protection zone (Schutzzone) protects the outward appearance of Grinzing's old village centre, so facades, roofs and the view from the street. It changes nothing about the cabling, the consumer unit or the sockets inside your house. We talk through a wallbox or a light on the street side with you first, because it can be seen from the street, and there is usually a place for it in the courtyard or the garage. If the house is also a listed building, we check any work inside it beforehand as well.

Our flat is in the 1966 estate at Krottenbachstraße 106. Does the whole consumer unit have to go?

Not necessarily. If the consumer unit still has screw-in fuses or early circuit breakers without an RCD, the cabling behind it is often still usable in flats from the sixties. We measure first and then tell you whether a partly renewed consumer unit from the list is enough or the whole unit needs replacing. As the estate is a Gemeindebau, we agree the replacement with Wiener Wohnen beforehand.
