Gründerzeit tenements from 1870 to 1890 in the Servitenviertel and around Währinger and Nußdorfer Straße, palatial apartment buildings towards the Ring, Red Vienna council housing such as the Thuryhof, Sigmund-Freud-Hof and Gallhof, small post-war blocks built by the City of Vienna on Althanstraße, Liechtensteinstraße and Salzergasse, new build in the Althan Quartier above the Franz-Josefs-Bahnhof.
Alsergrund was formed in 1850 from six suburbs and part of the Alservorstadt, namely Roßau, Thurygrund, Lichtental, Himmelpfortgrund, Althangrund and Michelbeuern, and to this day it is a district of tenements. Of the 1,967 buildings in the ninth, 1,351 date from before 1919, most of them from 1870 to 1890. Towards the Ring stand palatial apartment buildings and upmarket tenements with high ceilings and long cable runs, towards the Gürtel and in Lichtental plainer houses of the Bassena type, built with a shared tap out in the corridor. From 1962 onwards many of the old, low houses in Lichtental were pulled down, and Gemeindebau housing and the Lichtentaler Park went up in their place.
Then there are the courtyard blocks of Red Vienna, such as the Thuryhof of 1925/26 on Marktgasse, the Sigmund-Freud-Hof on Gussenbauergasse and the Gallhof on Heiligenstädter Straße. Around Althanstraße, Liechtensteinstraße and Salzergasse there are also small blocks the City of Vienna built between the fifties and the seventies, most of them with ten to thirty flats. In a tenement we often find the flat's consumer unit out in the corridor or in the hallway, with screw-in fuses and no RCD, and on some buildings from around 1890 a converted attic, with a new installation up top and the old one below. Around 6,300 students live in Alsergrund. If the laptop, the kettle and the fan heater in a flatshare room all hang on a single socket, we fit a second one, and if the circuit cannot carry that, one with its own cable from the consumer unit. Our flat's consumer unit hangs in the corridor next to the front door. Are you allowed to work on it?
Yes. In a Gründerzeit building in Alsergrund the flat's consumer unit often hangs out in the corridor, but it still belongs to your flat, and your instruction is enough. If the work touches the rising main in the stairwell or the meter cabinet, we check with the Hausverwaltung of your tenement first.
The attic above us was converted, but our flat below it never was. What does that mean for the electrics?
Up top there is usually an installation to current standards, with an RCD and its own consumer unit, and in your flat whatever was added over the decades. For the E-Befund we inspect only your flat under the new roof and tell you what needs renewing first. What the report costs depends on the square metres, not on whether the building dates from the 1880s.
We let a small flat to students. What do we actually get from the E-Befund?
A written inspection report as a PDF, setting out what we measured and saw, and any defects we found. For a student flat up to 50 m² the fixed price from the first E-Befund line in the list applies. The inspection date is on the report, so at the next tenant changeover you can see at a glance how old it is.
The Thuryhof is a listed building. Does that change anything for work in the flat?
For sockets, switches, lights or the E-Befund in your flat it changes nothing, and you give us those jobs directly. If the work touches the stairwell, the rising main or the outside wall of the building, Wiener Wohnen, which manages the Thuryhof, has to consent first. We sort out that consent with you before we book an appointment on Marktgasse.
